Chase offers one of the best and least expensive construction to permanent loan products in the nation right now. Below is some information about our construction to permanent loan product. We do offer a construction loan that is very popular.  It is a single-close construction loan that rolls directly into a permanent mortgage after your construction is complete. The rate during construction floats with the Wall Street Journal prime rate, which is currently 5.0% (on 12/02/04), and you pay interest only on the funds that are drawn during construction.

There are three stages to the approval process for a construction loan.
 

• The first step is credit approval just like you would for any 1st mortgage
• The next is contractor acceptance. Once you have chosen a builder we have a 3-page questionnaire he would need to complete as well as provide us with General Liability and Workman's Compensation insurance information. We check the references of the builder and pull the builder credit bureau. This step not only for our protection but yours as well to make sure he is a reputable builder and pays his bills on time.
• The third step is project approval. I will need a copy of the construction plans and a budget to be able to order an appraisal. An appraiser will look at your house or land as it is now and then review the plans for the construction and appraise it as if the construction is already complete. This is what gives you the value at the beginning to be able to borrower the funds needed for the construction.

Do you know when you were planning on starting your construction?
Do you have a builder you are working with yet?
Do you have construction plans yet?

Getting a working set of architectural plans can sometimes take more time than you expect. Once you have the plans near completion and are bidding on builders is when we would want to start looking at a construction loan.

We do have one of the best-priced construction loans in the nation right now. We do not charge any origination points or discount fees. The closing costs consist of mainly the outside vendor costs such as title insurance policy, flood certificate, tax certificate, etc. The only internal charge Chase has is a $325.00 document preparation fee.  We offer log homes loans in most every state.
